Home sales in Simcoe County see significant spike, market gains strength in spring

Barrie's house sales are up 20% over this time last year according to the Barrie and District Association of Realtors.

The real estate market in Simcoe County saw a significant increase in sales activity and new listings as the housing market gains strength this spring season.

According to the latest data from the Barrie and District Association of Realtors (BDAR), Simcoe County recorded 597 home sales in April, a 20.36 per cent increase from the 496 sales in April 2024.

Month-over-month, sales activity jumped 74.56 per cent. The average sale price reached $808,175, according to the association.

Prices have adjusted, the overall growth in inventory and transactions reflects a market responding to increased buyer and seller engagement, stated BDAR.

“April’s data reflects a strong and active spring market,” says BDAR chair Robin Jones. “With more listings and increased sales activity, both buyers and sellers have opportunities to make meaningful moves.

New listings rose to 2,151, up 57.70 per cent year-over-year and 69.24 per cent month-over-month.

The months of inventory climbed to 6.36, up from 5.39 in March. This suggests a shift toward more balanced potentially buyer-favouring conditions.
