In January, CTV News Edmonton looked at some of the most expensive homes for sale in the city. Four of those listings are still up. This month, we’re staying within the city limits again, but first, the data. In January, there were 1,152 residential sales in the greater Edmonton area, according to the Realtors Association of Edmonton (RAE). This was a decrease of 12.5 per cent from December 2025 and 27.6 percent from January 2025. There was a surge in new listings, with 2,518 hitting the market, up 84.2 per cent since December and up 4.7 per cent compared to last January. The average price of a residential property was $448,761, down 1.4 per cent from December. The time homes spent on the market went up 10 days from December to land at 59 in January. “A wave of new inventory has hit the market for 2026, and with inventory levels already pretty healthy at the end of last year, it marks a transition to a more competitive year for sellers,” said board chair Darlene Reid in the monthly statistics report. “Buyers looking to make a move in 2026 should consider getting on the property ladder now, if possible. “There’s plenty of choice, less rush (with homes averaging 59 days on market) and they’re likely to get a better negotiation on price than if they wait until the market picks up in spring.” Speaking of choices, here are some of the most expensive homes for sale in Edmonton in January on realtor.ca. 5 - $2.9M home in Cloverdale Starting off in central Edmonton, this two-storey, 4,500-square-foot home in Cloverdale sits along the river valley. On the outside of the home are four rooftop patios with a view of the river valley, Muttart Conservatory and downtown. The third-floor patio has a hot tub, cold plunge, sauna and steam shower. The backyard is landscaped with irrigation and the listing says the yard is “maintenance free.” Inside, the house has six bedrooms, including two separate one-bedroom suites. There is also a chef’s kitchen, hidden butler’s pantry, gym and five-car heated garage. Built in 2003, the home is located at 9651 96A St. NW and the listing has been up for 45 days. 4 - $3.1M home in Cameron Heights Following the river to southwest Edmonton, we find this two-storey, 4,724-square-foot home in Cameron Heights. Outside, the house has three balconies and a covered ground level patio, but inside is where you see what’s driving the cost. To start, there are five bedrooms and six bathrooms and the upper master suite has a breakfast bar, office space and access to one of the balconies. The house also has a theatre, gym, two more offices, wet bar, plus a pool and hot tub in the walkout basement. Built in 2016, the home is located at 4129 Cameron Heights Point NW and the listing has been up for 231 days. 3 - $3.5M home in Crestwood Snaking back up the North Saskatchewan River leads to this two-storey, 3,665-square-foot home in Crestwood. According to the listing, this 0.4-acre lot is one of the largest lots available for sale in the neighbourhood so far this decade. The yard has a number of trees, the backyard has a raised garden bed, fire pit and deck. The home was built in 1996, but has been renovated and includes five bedrooms, three bathrooms, a chef’s kitchen and office space. The basement has storage rooms and a separate entrance, but the majority of it is listed as unfinished on the plans. The home is located at 9704 Riverside Dr. NW and the listing has been up for 32 days. 2 - $3.8M home in Mill Creek Ravine North Slightly farther from the river valley, but right on a ravine, is this two-storey, 4,203 square-foot home in Mill Creek Ravine North. The backyard and rooftop patio look out over the Mill Creek Ravine, with the patio having a hot tub to better observe nature from. The roof also has a number of solar panels on it. Inside, the house has six bedrooms, six bathrooms, a gourmet kitchen, gym and entertainment room. The primary suite on the top floor also has two walk-in closets with a second washer and dryer. Built in 2018, the home is located at 9213 97 St. NW and the listing has been up for 38 days. 1 - $3.9M home in Windermere The unofficial theme of this list was down by the river as we end with this two-storey, 7,059-square-foot home in Windermere. Inside, the home has seven bedrooms and 10 bathrooms, six of which are ensuites. There is also a spice kitchen, gym, rec room, office, theatre and formal dining room. There are two patio spaces outside, one leading to an outdoor kitchen in the backyard. There is also a second floor balcony accessible from the primary suite, which also has a lounge and coffee bar. Built in 2022, the home is located at 211 Windermere Dr. NW and the listing has been up for 16 days.
