Home sales increase in Sudbury and Timmins, slow in Sault and North Bay

The real estate market was a mixed bag last month in northeastern Ontario, with average sale prices ranging from a high of $509,204 in Sudbury to a low of $339,568 in Timmins.

Average sale prices in Timmins last month set a new record and were up by eight per cent compared to June 2025.

“Home sales were 7.8 per cent above the five-year average and 11.5 per cent above the 10-year average for the month of June,” the Canadian Real Estate Association said in its monthly update.

“The dollar value of all home sales in June 2026 was $53.3 million, a gain of 12.3 per cent from the same month in 2025. This was a new record for the month of June and was also the largest dollar value of homes sold for any month in history.”

There were a total of 236 new residential listings in June, an increase of 16.8 per cent compared with 12 months earlier.

Highest in five years

In Sudbury, 339 homes were sold in June, an increase of 15.7 per cent compared to 2025.

“Residential sales haven’t hit this level in the month of June in five years,” the CREA said.

While June was a strong month, for the year as a whole, home sales totalled 1,095, a decline of 10.2 per cent from the same period in 2025.

“The number of new listings saw a notable increase of 19.8 per cent from June 2025,” the CREA said.

“There were 557 new residential listings in June 2026. This was the largest number of new listings added in the month of June in a decade.”

Prices down in the Sault

In the Sault, year-to-date home sales have declined by 19.4 per cent, with 626 homes sold so far in 2026.

“The average price of homes sold in June 2026 was $343,724, a minor decrease of 2.9 per cent from June 2025,” the CREA said.

“The more comprehensive year-to-date average price was $320,071, a moderate decrease of 6.2 per cent from the first six months of 2025. The dollar value of all home sales in June 2026 was $62.2 million, falling by four per cent from the same month in 2025.”

Flat sales in North Bay

And in North Bay, year-to-date sales were flat in June, with 554 sold last month compared to 556 in June 2025. Home prices were virtually unchanged last month, sitting at $508,185.

“The dollar value of all home sales in June 2026 was $72.7 million, falling by 4.1 per cent from the same month in 2025,” the CREA said.

“The number of new listings saw an advance of 34.8 per cent from June 2025. There were 306 new residential listings in June 2026. This was the largest number of new listings added in the month of June in more than a decade.”

Nationwide, the CREA has downgraded its forecast for home sales activity in 2026 again, despite a small uptick in the number of homes that changed hands in June.

CREA is now expecting a total of 463,336 residential properties to be sold throughout the year, representing a 1.4 per cent decline from 2025. That marks a reversal from its April forecast of a one per cent gain, which itself was a downgrade from the association’s January prediction of 5.1 per cent growth year-over-year.

The national average home price is forecast to rise 1.1 per cent on an annual basis to $686,710 this year, which would be around $2,000 lower than predicted in the spring.
