Calgary housing starts up in September: Canada Mortgage and Housing Corporation

New figures show there were more housing starts in Calgary this past September, but the type of construction has changed.

New figures from the Canada Mortgage and Housing Corporation (CMHC) show there were 20,893 housing starts in Calgary between January and September of 2025—a 20 per cent increase over the same period in 2024.

Within that timeframe, the number of single-detached homes remained unchanged, but other types of homes like condos increased 28 per cent.

In Calgary, 2,261 new homes were started in September—an eight per cent increase from the year before.

It’s also the third-highest number across the country, only behind Toronto (3,678) and Montreal (2,610).

Year-over-year September data shows Calgary was down four per cent in single-detached home starts but up 14 per cent in “all others.”

The data shows a shift in the type of home being built to condos.

“Several years in Calgary have been oriented towards the rental market and rental housing. But this month, it actually stands out quite a bit because the majority of units started are actually condo units,” said Michael Mak, CMHC economist.

Mak says these levels are reflective of decisions made months or even years ago, when investor confidence was higher than it is now.

Imperia by Truman Homes is one condo building that has added to the housing start statistics, according to Mak.

Construction on the 27-storey, almost-300-unit building has begun.

Further south on 4th Street S.W., Broadway on 17th by Vesta Properties is going to start selling units on Saturday.

It’s expected to be the city’s tallest residential building at 47-storeys with almost 400 units.

“This is the first time that towers this size really have made their way all the way to 17th Avenue. We’re looking at this project as the first piece of the puzzle of what the new vision of 17th Avenue in the development can be,” said AJ van der Linden with Vesta Properties.

The CMHC expects Calgary construction to slow down a bit by 2026.
