2026 property tax assessments: Everything you need to know

Canada's real estate market is cooling, including here in Calgary. A new report shows sales in our city dropped 15 per cent year-over-year to end 2025.

The City of Calgary says the typical residential property owner will see a one per cent increase in the value of their property when they receive their latest assessment.

Officials made the announcement on Thursday while releasing details about 2026 property assessment notices, which are now in the mail.

The assessments are used to determine property and business taxes, and are based on the market value of property as of July 1, 2025, and the physical condition as of Dec. 31, 2025.

According to the city, the median assessment for a single residential home was $706,000 in 2026 compared to $697,000 in 2025.

For non-residential properties, the typical market value change is an increase of one per cent year-over-year.

In total, about 580,000 property assessment notices are in the mail.

The total value of the 2026 assessment roll is $457 billion, an increase of $15 billion from last year.

The 2026 customer review period runs until March 23.
