City of Regina seeks developer for the Yards redevelopment

The City is looking for a partner to transform the 17-acre Yards site into a mixed-use neighbourhood with housing, infrastructure, and a public park.

The City of Regina is looking for a developer for its long-awaited Yards Redevelopment project.

The prospective partner will be tasked with leading the transformation of the 17-acre former railyard site on Dewdney Avenue into a vibrant, mixed-use urban district.

“The railyard site is a unique opportunity for infill development,” said Chad Jedlic, director of land, real estate & economic development in a Thursday news release.

“Selecting a developer to lead the project is the next step in revitalizing the Yards and creating a complete neighbourhood for people to visit and live.”

The developer’s responsibilities will include planning and managing infrastructure installation, land sales and on-site building construction.

“The City secured funding to redevelop the railyard site as a mixed-use neighbourhood through the New Building Canada Fund Provincial Territorial Partnership (NBCF-PTP),” the city said.

“The funding agreement requires the area to include a minimum of 150 housing units and a public park.”

A Request for Proposals was posted for public tender by the city at the beginning of April. The deadline to submit proposals is Sept. 30, 2026.

The land in question has been empty since 2012 when CP Rail left the site. It was purchased by the City of Regina for $7.5 million that same year.
