Renters have more choice in the market, says a new report on vacancies and rental costs in Calgary. The data, from Hope Street Management, says available rental listings in the city have surged by 15 per cent since 2025. The group says there are now 3,100 available rentals in Calgary, which has a five per cent vacancy rate. At the same time, average rent prices are dropping to about $1,780, a four per cent decrease. This data, Hope Street says, means Calgary has a much more balanced market after years of tight conditions. It’s the same story in other Western Canada centres such as Edmonton and Vancouver. The average rent in Edmonton is $1,591, while there are about 3,600 available listings. It’s still more expensive to rent in Vancouver, which has an average rent of $2,268. Hope Street says there are approximately 8,800 available rentals in that city. It says anyone looking to rent their property needs to set appropriate prices. “Vacancy is elevated and stabilizing in Alberta and near multi-decade highs in Vancouver, nudging advertised rents slightly below late-2025 levels,” Hope Street said. “Rent-to-income ratios remain highest in Vancouver, moderate in Calgary, and most affordable in Edmonton, so landlords who position their properties competitively and clearly communicate value are best placed to attract and retain great tenants this season.” With files from Mason DePatie
