Calgary home sales fall nearly 4% in June as demand eases: board

Calgary’s busy home construction industry is proving to be good news for homebuyers.

CALGARY — Real estate activity in Calgary took a dip in June compared with a year earlier as prices also fell.

The Calgary Real Estate Board says 2,197 homes changed hands last month, down 3.8 per cent from June 2025, as the residential benchmark price fell 2.1 per cent to $572,500.

The board’s chief economist Ann-Marie Lurie says the decrease in home sales compared with last year comes as no surprise, as lower migration has led to subdued demand for both high-density ownership properties and the rental market.

Apartment-style homes saw a year-over-year price drop of nine per cent to $299,000, while row-style properties were 5.5 per cent less expensive at $424,100.

Detached home prices were down 1.4 per cent to $750,500, however semi-detached prices ticked 0.2 per cent higher compared with June 2025 to $694,600.

The Stampede city saw 3,899 new listings on the market in June, down 7.7 per cent from a year earlier, while total inventory was 2.1 per cent lower year-over-year to 6,799 homes for sale.
