Condo prices are on the rise in Winnipeg and its surrounding areas, even though sales are dropping. On Thursday, the Winnipeg Regional Real Estate Board released its market analysis for February 2026, reporting that condos in the city reached their highest-ever February average price at $284,086. However, despite the price increase, condo sales were down 24 per cent compared to the year prior. In terms of detached homes, the numbers show the average price for February 2026 was statistically even with February 2025, though sales were down by 11 per cent. “MLS sales in 2026 have lagged behind 2025 so far but are tracking more in line with 2024, a trend I expect to see continue this year,” said Michael Froese, president of the Winnipeg Regional Real Estate Board, in a news release. “In an environment with less choice among other property types, residential attached homes have seen increases across MLS sales, listings, volume and average prices to start the year. With the spring market season approaching, I expect we’ll start to see market activity and inventory levels increasing soon.” According to the report, sales across all housing types were down 11 per cent last month, while listings decreased eight per cent and total dollar volume was down by 10 per cent compared to the year before. In Winnipeg, Highland Pointe and Waverley West had the most detached home sales last month, while the most condo sales were in Osborne Village and River Park South. Outside the city, the most detached homes were sold in Steinbach, with the highest number of condo sales in the Morden/Winkler area. The full market analysis is available online.
