A large development in Cambridge could get a little smaller thanks to a proposed settlement between the city and the developer. Councillors previously raised concerns with the development at 32 Grand Avenue South, 26 Grand Avenue South and 38 Grand Avenue South. The initial proposal included 328 residential units, 150 parking spaces and 83 spots for indoor bike parking. Most of the residental units would have been one-bedroom or bachelor units. There were also concerns about how the building would fit in with the heritage homes in the area. The development has been before the Ontario Land Tribunal since September 2025. In an update on Tuesday, the city announced a settlement had been reached, reducing the height of the proposal from 28 storeys to 22 storeys. The city also said the revised proposal “increases setbacks and stepbacks, improves heritage protection, enhances streetscape features, and implements design changes intended to reduce impacts on neighbouring properties.” The Ontario Land Tribunal will review the settlement proposal on Oct. 27. If approved, the development will still need the green light from the Ministry of Municipal Affairs and Housing, the Ministry of Natural Resources and the Grand River Conservation Authority. The city will also have to approve a site plan and building permits for the final design. “The city remains committed to ensuring the proposal is thoroughly reviewed and that future development is compatible with the surrounding neighbourhood, balancing community concerns. Updated technical reports and plans will be required as part of the future site plan application for these lands,” a news release from the city said.
