Top 5 most expensive homes for sale in Edmonton in January 2025

More than 1,400 homes were sold in the greater Edmonton area in December, though some rather pricey ones are still up for grabs – if you can afford them.

The real estate market last month was a bit slower than November, with a 25.4-per cent decrease in sales, according to the Realtors Association of Edmonton. It was up 17.2 per cent from December 2023, though.

Inventory was also down by 33.3 per cent last month compared to November. This is setting the stage for a “continued seller’s market,” according to the association.

In December, detached homes were on the market for an average of 44 days, semi-detached homes for an average of 33 days, row and townhouses for an average of 38 days and apartments and condos for an average of 57 days.

The total residential average prices stayed the same between November and December, at $435,549. That is an increase of 12.2 per cent from December 2023.

With that price average, it might not surprise some to see these homes still on the market, as they are the most expensive listings on realtor.ca as of Jan. 27:

5 - $4.24M Hotel-styled home in Wedgewood Heights

Located close to the North Saskatchewan River in southwest Edmonton is this 5,351-square-foot bungalow built in 2002.

There are only three bedrooms, which seems low compared to the size, but that is possibly due to the amount of room the indoor swimming pool, plus hot tub and steam room, takes up.

The single-storey home also has nine bathrooms, an office, a theatre room, a gym and a quad garage.

The lot is 52,215-square-feet with stone and water features. The home also has a natural stone and stucco exterior.

4 - $4.49M River-backing home in Rio Terrace

Edmonton’s river valley is again on display with this 4,007-square-foot home built in 2015.

The three-storey house has four bedrooms and six bathrooms.

This house has been on the market for 87 days and is located at 15309 Rio Terrace Dr. NW.

Away from the city, but still within the bounds of it, is this 3,044-square-foot home in Edmonton South West built in 1998.

The two-storey home has four bedrooms and bathrooms, but the real attraction for most likely lies beyond the walls.

The property is 80 acres and is close to the international airport, close enough Alberta Transportation is in talks to buy some of the land for future airport area highway expansion, according to the listing.

The Realtors Association of Edmonton is expecting a 3.3 per cent increase in total residential sales, a 4.1 per cent increase in listings and a 2.4 per cent increase in prices for 2025.
