In September, CTV News Edmonton circled back to Alberta’s capital to see what expensive homes were available. Three of those listings are still up. This month, we’re venturing beyond the city borders again to rural Sturgeon County to look at five new multi-million dollar homes. First, in September, 2,192 homes were sold in the greater Edmonton area according to the Realtors Association of Edmonton (RAE). The organization’s data shows only 13 non-commercial sales took place in Sturgeon County during that time. The average price for all residential properties in the greater Edmonton area in September was $452,849, a decrease of 1.8 per cent from August, but an increase of 2.8 per cent from 2024. “Looking ahead, there is some potential for another spike of activity if the Bank of Canada lowers interest rates again,” said RAE board chair Darlene Reid in the monthly statistics report. “We’ll have to wait and see how many buyers are incentivized by their ability to leverage that lending power and whether or not they’ll be able to capitalize on the cooling effect of autumn on home prices.” Earlier this week, the Bank of Canada did cut interest rates, bringing the overnight rate to 2.25 per cent. Now, here are some of the most expensive homes for sale in rural Sturgeon County, according to realtor.ca. 4 - $1.8M bungalow in Glenview Acres Starting northeast of St. Albert is this 2,189-square-foot home in Glenview Acres. Inside, the home has four bedrooms and four bathrooms, as well as a downstairs rec room. The inside might not sound exciting, but that’s what the rest of the property is for, including a backyard pool. The property is also spacious at 14.9 acres with a wraparound deck on the home. The listing has been up for 70 days and the home, built in 1992, and is located at 54224 Rge Rd. 245. 3 - $2.2M home in Pinnacle Ridge Estates Moving a little to the north is this two-storey, 3,435-square-foot home in the Pinnacle Ridge Estates. The home is a newer build with an open-concept main floor, including a gourmet kitchen, as well as four bedrooms and four bathrooms. The basement also has a rec room, theatre room, gym and den. This home also has a six-car heated garage, as well as a theatre room and home gym. The backyard is landscaped and has a covered and open patio, with a second-floor balcony. Built in 2016, the home is located at 63 54403 Rge Rd. 251 and the listing has been up for 63 days.
