Property assessment notices being mailed: City of Calgary

Calgary property assessments on the way The City of Calgary is mailing out its property assessments on Friday. Mason DePatie reports.

Around 600,000 property owners will get their 2025 property assessment notices in the mail starting Friday.

The city updates the assessments every year, which is used to calculate how much they'll owe in property taxes.

Most of the notices are sent by mail, unless you've signed up to receive them digitally.

Residential properties are assessed using the sales comparison approach to value, based on the city's estimate of the property's market value as of July 1 of the year prior, and the characteristics and conditions of the property as of Dec. 31.

This latest assessment comes as council has hiked property taxes. The decision was made back in November during council's mid-cycle budget adjustments.

Combining residential and non-residential properties, the increase amounts to 3.6 per cent overall.

Condo owners will see the most significant hike, with an average increase of 10.5 per cent.

The city says a condo assessed at $360,000 will pay approximately $1,370 in property taxes this year.

The tax rate for single-family homes is jumping 5.5 per cent, which translates to an increase of about $8 per month for a median-priced home valued at $700,000.
