Winnipeg office vacancy rate falls in second quarter: Report

There wasn’t a drastic change to Winnipeg’s office vacancy rate in the second quarter of 2026, but a new report shows improvement over the previous year.

According to Colliers Canada’s latest market report, the city’s total office vacancy rate last quarter was 13.3 per cent, which is down from 13.6 per cent – or 30 basis points – from the same stretch in 2025. The overall vacancy rate was 13.2 per cent in Q1 this year.

“The Winnipeg office market recorded a solid performance in the second quarter,” the report read.

The office vacancy rate for downtown Winnipeg dipped to 14.8 per cent in Q2 from 15.1 per cent in Q1, while the suburban rate climbed to 9.0 per cent from 8.3 per cent last quarter.

Collier’s report also added rental rates remained relatively unchanged across both office markets.

“Inducements and flexible transaction terms continue to weigh in favor of tenants as the market continues its path back to historical vacancy norms,” the report stated.

Winnipeg’s office vacancy rate in the second quarter was 10 basis points below the national average.
