Home sales slowed across the region in August, but the president of the Windsor-Essex County Association of Realtors expects activity to pick up in September and October. The Windsor-Essex County Association of Realtors (WECAR) is reporting an 8.5 per cent drop in home sales last month, with 428 homes sold compared to 468 homes sold in August 2025. Year-to-date sales are also down 5.09 per cent with 3,261 homes sold by the end of August compared to 3,436 homes sold during the same time frame in 2025. President of the Windsor-Essex County Association of Realtors, Alyssa Ismail, says prices are holding steady, but they did see a difference around the number of sales and the number of listings coming to market, but she feels the numbers are typical for August when a lot of people are away on summer vacation. Ismail says the market is different depending on your price point, such as the first-time home buyers’ price point being a seller’s market. “When you’re kind of in that mid-range between $600,000 and $800,000, it’s very much a balanced market; things are selling at market value,” she says. “If you’re over $800,000 and pushing $1 million or higher, the inventory number jumps significantly, so definitely a buyer’s market.” The WECAR report also says there were 1,127 new listings last month, down 3.34 per cent compared to the 1,166 listings in August 2025. Ismail says we’re entering a fantastic time of year to make a transaction and thinks we’ll see sales going up in the next few weeks. “Typically, we see a pickup of activity at this time of year. I know a lot of people say, ‘Oh, I’ll wait until the spring market.’ It’s kind of a second influx of the spring market, so it’s a great time to be shopping,” she says. Ismail says there’s a little bit out there for everybody as we head into the fall. “Depends on what you’re looking for, and as you’re realistic with expectations and you’ve got a great agent working on your side, I think we’ll continue to see sales change in a different direction and probably start going up again in the next few weeks,” she says. The average sales price was $563,971 in August, down 0.08 per cent over the average price of $564,428 in August 2025. Year-to-date, the average sales price is $556,676, down 2.94 per cent compared to the average sales price of $573,560 during the same time in 2025.
