The average price to buy a home increased three per cent in August, as Ottawa’s real estate market heated up near the end of summer. New statistics from the Ottawa Real Estate Board show 1,236 homes were sold in August, up from 1,110 homes sold in August 2024. The board notes 1,318 homes and condominiums were sold in July and 1,602 homes sold in June. The average sale price for all homes sold in August was $686,635, up from $646,000 in August 2024. “August was an active month for Ottawa’s housing market, with overall prices trending upward and sales activity stronger than in recent years as the summer season winds down,” Tami Eades, president-elect of the Ottawa Real Estate Board, said in a media release. “While we continue to see different price movements across segments, the broader picture points to renewed momentum in the Ottawa Region as buyers and sellers alike re-engage ahead of the fall market. Ottawa’s market reflects balanced conditions, though we are mindful of broader economic factors—such as federal employment trends and U.S. trade policies—that could affect our market in the months ahead.” According to the Ottawa Real Estate Board, 9,936 homes have been sold so far in 2025, up 4.1 per cent over the first eight months of 2024. The year-to-date average sale price is $700,828, up three per cent from the year before. A total of 2,121 new residential listings were available in August, with 3,971 active listings on the market at the end of the month. According to Redfin, three homes sold for more than $3 million in August. A home on Grandview Road along the Ottawa River sold for $5.040 million, and a home on Winding Way along the Rideau River sold for $4.6 million.
