Sudbury’s planning committee will review plans next week to build 247 residential units in Val Therese, along with a restaurant and retail stores. The proposal by Norman and Georgette Paquette would rezone the 16-hectare property from future development to medium-density residential and an official plan amendment to allow commercial uses on the property. The land is located along MR80 and Kenneth Drive, and “the majority of the subject lands (would be) developed with residential uses in the form of single detached, semi-detached, street townhouses, row dwellings and multiple dwellings,” said a staff report on the proposal. “A 1.2-hectare block in the northeast corner of the lands would be developed with retail and restaurant uses, with two stores and a take-out restaurant shown. A southerly block is indicated for stormwater management purposes, and a block in a central area of the lands is indicated for parkland dedication.” If approved, the new subdivision would include new roads, water and sewer infrastructure built to municipal standards, with ownership later transferred to the city. “The majority of the lands comprise a vacant field with pockets of mature trees,” the report said. “There is a single detached dwelling and accessory structures located on the northeast corner of the subject lands.” The property borders a school and day care centre, École catholique Notre-Place, to the south. In its comments on the planning application, the Conseil scolaire de district catholique du Nouvel-Ontario asks that any new costs associated with the development be paid for by the developer. The board also had other concerns it wants addressed before it would support the proposal to ensure that there are no conflicts with the school. They are outlined here. If approved, the project would have to move ahead by Sept. 15, 2028, or come back to the planning committee to seek an extension.
