July was a record-breaking month for real estate in the city. According to the Winnipeg Regional Real Estate Board’s monthly market analysis, last month saw Winnipeg’s highest-ever July prices for both detached homes and condos. The numbers show the average price for detached homes reached $454,264, while the average price for condos hit $290,522. Both figures are up two per cent compared to July 2025. The real estate board reports that though active listings were up nine per cent compared to last year, overall sales were down at 1,475. It also found July’s dollar volume of more than $601 million was down seven per cent from 2025. “Residential detached and condominium average prices increased over last year and the 5-year averages en route to new average price records for the month of July,” said Dan O’Brien, president of the Winnipeg Regional Real Estate Board, in a news release. “While MLS® sales fell below last year, sales have been within 5% of the 5-year average in every month of 2026 so far.” The report also provided a mid-summer update on the real estate market in lake country, including the areas around Lac du Bonnet, Lake Manitoba, Lake Winnipeg and the Winnipeg River. It found property sales in Lac du Bonne and Winnipeg River were up from last year and the five-year averages, while sales are down in Lake Winnipeg and Lake Manitoba.
