Foundation repair companies already receiving calls as snow begins to melt

As the winter melt is underway, some Winnipeggers need help stopping water from coming into their homes.

Foundation repair companies told CTV News they are already receiving calls to fix leaks that have developed.

“We don’t get too many waterproofing calls for basements leaking (this time of year), but this season, with the earlier melt happening and all the snow that we had, my phone’s been pretty much (ringing) off the hook starting at 6:30 a.m. right up until 8 p.m.,” said Jason Beaton, the owner of 204 Foundation Repairs.

Compared to the previous couple of years, Beaton expects 2026 to be quite busy.

So much so, that he has already brought in additional crews to help.

“I had two crews all of last year going and this year, I have three crews going.”

It’s a similar situation for Abalon Foundation Repairs, which is already booking work a few weeks out.

“We know it’s going to be very busy this spring,” said Gerry Bonham, the owner of Abalon.

To fix the problem, Bonham said crews hand-dig against the house to remove the weeping tile. They then repair any cracks on the wall, then add coating on the exterior to ensure leaks don’t happen in the future.

As homeowners wait for repairs, Bonham said there are steps they can take to help reduce the amount of water coming in.

“Move the snow away from the house, of course. Make sure eave troughs are running properly. Check your sump pump, make sure the discharge is working and make sure you’re pumping the water far away from the house so it’s not going to run back.”

Bonham said it is important to remember that foundation problems can happen to any house, no matter the age.

“It’s not usually the foundation itself. It’s just the soil conditions we have. We live in very reactive soil conditions, especially in the Winnipeg area. So houses are constantly moving.”

‘Not a rare thing in Winnipeg’

What happens if Winnipegers are looking to list their house when leaks are discovered? Dan O’Brien, a realtor at Royal LePage Dynamic and the current president of the Winnipeg Regional Real Estate Board, said if they have time to get their foundation repaired, that is the best course of action.

But if that isn’t possible, there are things sellers can do.

“They possibly could get a quote on the work (needed to be) done so that quote could be provided to buyers that are looking at their property that’s for sale,” said O’Brien.

It’s possible a leaky basement could impact the price a house gets sold at, but O’Brien notes there are a lot of variables that go into that process.

He said getting a quote can help quantify what a buyer might need to do if they bought the property, meaning the offer might only be impacted by however much the quote costs.

“Apart from that, we are in a very good market, a seller’s market. Foundation issues or even leaky basements are not a rare thing in Winnipeg, so buyers have seen it before. Often, (they) may live in it now, and they’re just moving for a different reason of location or size. So some more educated buyers will not have a problem moving forward knowing that they’re going to take on the repair themselves.”

As for the buyer, O’Brien said they can look at getting their own quote if a seller doesn’t have one, and he encourages people to bring in a home inspector who can give an unbiased opinion on any issues.
