New home sales were up 50 per cent in Ottawa this summer, with townhomes and condominium townhome sales driving new build sales in the capital. The Greater Ottawa Home Builders Association says 464 new homes were sold in Ottawa in August, up from 299 new homes sold in April 2025. There were 420 new homes sold in July and 490 new homes sold in June. “August’s sales show that demand for new homes remains strong, but affordability is clearly shaping what buyers choose,” Jason Burggraaf, executive director of the Greater Ottawa Home Builders’ Association, said in a statement. “With townhomes and condominium townhomes making up well over half of sales, buyers are gravitating toward more attainable housing options. Governments need to ensure that the way we fund growth doesn’t add costs that put those homes further out of reach.” The data shows 46 per cent of the 464 new homes sold in Ottawa in August were townhomes, while 19 per cent were condominium townhouses. Thirty-four per cent of new homes sold last month were single-family homes. A total of 3,557 new homes has been sold in Ottawa so far this year, up from 2,365 new homes sold in the January to August period last year. The removal of the HST on new homes have helped drive new home sales this year. The Ontario and federal governments announced in March that the HST rebate has been expanded to all buyers for a one-year period, providing a rebate of up to $130,000 on the cost of the home. The HST rebate was previously only available to first-time homebuyers buying a new home.
