Real estate markets in Greater Sudbury and Timmins set new records in September, with home sales remaining strong across most major markets in northeastern Ontario. In Sudbury, the dollar value of all homes sold was a record $146.8 million, up by 17.8 per cent compared with September 2024. “The average price of homes sold in September 2025 was $513,420, a minor increase of 3.4 per cent from September 2024,” the Canadian Real Estate Association (CREA) said in its monthly update. The average price of homes sold so far for 2025 in Sudbury is $505,278. New listings surged “The number of new listings saw a gain of 20.4 per cent from September 2024,” the CREA said. “There were 436 new residential listings in September 2025. This was the largest number of new listings added in the month of September in more than a decade.” Meanwhile, Timmins also set a record in terms of dollar value for September, coming in at $44.3 million. The average price of a home sold last month was $289,796, up 10.8 per cent compared to the same time last year. New listings increased by 6.3 per cent compared to last year, with 423 homes on the market, down by 12.3 per cent compared to 2024. In North Bay, the dollar value of all homes sold was $58.5 million in September, the highest home sales have been in five years. “The number of new listings saw an advance of 46 per cent from September 2024,” the CREA said. “There were 219 new residential listings in September 2025. This was the largest number of new listings added in the month of September in more than a decade.” The average price of homes sold in September 2025 was $512,767, an increase of 12.8 per cent from September 2024. Best in a decade In Sault Ste. Marie, a total of 164 homes were sold last month, a gain of 6.5 per cent (or 10 homes) compared to 12 months earlier. The value of all homes sold in the Sault in September was $51 million, an increase of 2.6 per cent. Average sale prices actually declined in September, coming in at $310,811, down 3.7 per cent compared to 2024. “The number of new listings saw a gain of 12.7 per cent from September 2024,” the CREA said. “There were 283 new residential listings in September 2025. This was the largest number of new listings added in the month of September in more than a decade.”
