Home sales in Sault Ste. Marie dropped by 17.1 per cent in August compared to the same month in 2025, the Canadian Real Estate Association says. Home sales were 12.9 per cent below the five-year average and 17.9 per cent below the 10-year average for the month of August. “On a year-to-date basis, home sales totalled 942 units over the first eight months of the year,” the CREA said. “This was a notable decrease of 19.2 per cent from the same period in 2025.” The Sault has been hard hit by Donald Trump’s trade war, which includes a 50 per cent tariff on steel imports. That has led to large layoffs at Algoma Steel, the city’s largest employer. Average sale prices were down In terms of prices, the year-to-date average sale price was $328,224, down by 2.9 per cent from the first eight months of 2025. Also affecting prices is the number of homes being listed for sale. “The number of new listings rose by 5.2 per cent (14 listings) from August 2025,” the CREA said. “There were 284 new residential listings in August 2026. This was the largest number of new listings added in the month of August in a decade.” Home sales were also down in North Bay, where 128 homes were sold in August, a decline of 12.3 per cent compared to 2025. Home sales were 3.9 per cent below the five-year average and 13.6 per cent below the 10-year average for the month of August. However, year-to-date sales were 856 units, up 3.1 per cent compared to the same period in 2025. Average sale prices year-to-date were $500,481, up 1.4 per cent from the first eight months last year. New record for North Bay August saw a new record set in the Gateway city in terms of the number of homes being put up for sale. “The number of new listings was up by 23 per cent from August 2025,” the CREA said. “There were 251 new residential listings in August 2026. This was also the largest number of new listings added in the month of August in history.” Flat sales in Timmins Home sales were flat in Timmins, where 129 units were sold in August, up one from 12 months earlier. Year-to-date home sales total 829 units for the first eight months of 2026, down 2.4 per cent from the same period last year. The average sale price year-to-date was $314,990, up 6.8 per cent compared to 2025. “The number of new listings saw a sharp decrease of 11.7 per cent from August 2025,” the CREA said. “There were 174 new residential listings in August 2026. This was the lowest number of new listings added in the month of August in more than 15 years.” Sudbury’s statistics for August are not yet available.
