How much are you paying in rent? Quebec average price drops again

The average rent in Quebec dropped by 2.3 per cent in 2025, and is below the national average.

It is the second year that the provincial average has dropped.

According to the annual rentals.ca report, Quebec’s average of $1,937 is more than $100 below the national average of $2,060.

The national average is down 5.4 per cent since the beginning of 2024.

Though rents have dropped 1.9 per cent for the past two years, the rentals.ca data shows that over three years, the average has risen 7.4 per cent.

In Montreal, for example, rents have increased over the past three years by 7.5 per cent.

In the six largest markets across Canada, Montreal sits fifth above Edmonton, but below Calgary, Ottawa, Toronto and Vancouver, for price variance.

In Quebec, an average studio is $1,428, more than $100 below the national average ($1,582).

The following are the other unit types in Quebec, followed by the national average:

• One-bedroom: $1,694 ($1,798)
• Two-bedroom: $2,168 ($2,166)
• Three-bedroom: $2,651 ($2,501)
