City council has denied an upzoning proposal that would have allowed for a taller, larger infill development in the Mayfield neighbourhood. The owner of a corner lot in the Mayfield area near 163 Street and 109 Avenue applied for new zoning that would allow for an extra storey and more units. All 13 council members voted against the change. While city policy typically encourages infill density on corners and along transit routes, which the property is, Coun. Reed Clarke says the site’s context is different than it appears on paper. “If we’re looking more at major roads, that might be a better place for this specific kind of zoning. But this one I didn’t feel really met the threshold,” he told CTV News Edmonton on Wednesday. Council noted that a developer could still build up to 10 units on that particular lot. Clarke says the rejection sends the message that this council won’t rubber stamp every infill application it sees.
