Modern homes tend to have a lot of windows and natural light, something the vampires Louis and Lestat wouldn’t appreciate, but you might.

Last month, CTV News Edmonton took a look at lakefront and lakeside homes as an ode to the summer.

This month, we’re venturing back toward the city, but circling a bit to the northeast and searching in Rural Sturgeon County.

But first and foremost, the data.

In May, the greater Edmonton area saw 2,557 residential sales, an increase of 3.2 per cent from April, but a 13.4 per cent drop from May 2025.

There were 4,855 new listings in May, an increase of 21.7 per cent from April and the average price of a residential unit rose 2.7 per cent to $491,794.

“Detached homes led the way with a 4.8 per cent year-over-year price increase—significantly outperforming other housing types, which saw more modest gains or outright declines,” Darlene Reid, board chair of the Realtors Association of Edmonton.

“Condominiums in particular have seen weakening prices, as available inventory and competition has risen.”

Row and townhouse prices dropped 1.2 per cent to an average of $309,554 from April and sales for these units dropped 10.8 per cent month-over-month.

Condo sales increased by 2.2 per cent in May, as did new listings by 11.4 per cent, with the average price landing at $202,282.

Homes were spending an average of 36 days on the market and the total residential inventory at the end of May was 7,844, up 13.4 per cent from April.

In June, the Bank of Canada held the key interest rate at 2.25 per cent for the fifth time since October.

“The Bank of Canada finds itself balancing conflicting economic signals,” said Phil Soper, president and CEO of Royal LePage.

“On one hand, May’s employment report delivered a surprisingly strong 156,000 new full-time jobs. On the other, Canada has now entered a technical recession following two consecutive quarters of economic contraction.

“There is a silver lining in the current state of Canada’s housing market. Stable borrowing costs are helping to restore buyer confidence, and we are beginning to see sales momentum build in many regions across the country.”

Now, here are some of the most expensive homes for sale in Rural Sturgeon County.

5 - $1.2M bungalow in Upper Manor Pointe

Starting off northeast of St. Albert is this one-store, 2,680-square-foot home in Upper Manor Pointe.

Inside, the home features a rec room, exercise room, four bedrooms and three bathrooms. The kitchen has the gas cooktop built into the island and the oven built in by the quartz countertops.

There is a triple-car garage attached and a detached 1,237-square-foot heated shop with a kitchen and a bathroom.

In the backyard, there is a large, screened-in and covered patio as well as open-air deck space.

Built in 2014, the home is located at 25 25131 Coal Mine Rd. and the listing has been up for 31 days.

4 - $1.4M home in Pinnacle Ridge Estates

Moving just east we find this 1.5-storey, 4,059-square-foot home in Pinnacle Ridge Estates.

Inside, the home has five bedrooms and five bathrooms, as well as a chef’s kitchen, a spice kitchen, rec room, wet bar and theatre.

The home has an oversized, four-plus car garage with additional shop space.

The back deck is covered and there is a fire pit in the backyard.

Built in 2016, the home is located at 131 54403 Range Rd. 251 and the listing has been up for 56 days.

3 - $2.2M home in Riverstone Pointe

Continuing the eastward trend is where this two-storey, 3,490-square-foot home in Riverstone Pointe is found.

Inside, the home has six bedrooms and six bathrooms, as well as a rec room, wine closet and wet bar.

The second floor hallway has built-in workstations and off the primary bedroom in an enclosed hot tub room.

Changing direction to the southwest is where we find this 3,199-square-foot bungalow in River’s Gate.
