A recent report has named Fredericton as the best place to buy real estate in Canada. The report by MoneySense called Where to Buy Real Estate in Canada ranked 44 real estate markets across the country to find which offers the best long-term value for home buyers. According to the report, Fredericton was placed in the top spot due to the city’s affordability as well as the ability for buyers to build equity. With a benchmark price of $344,467, it’s well below the national of $683,567. Since 2023, the benchmark price in the city has been steadily rising and is up 32.7 per cent from January 2023 to December 2025. The report also points out that Fredericton is still a seller’s market. Despite national stabilizations, the city’s low inventory and high sales-to-listing ratio continues to favour sellers, which leaves buyers with little room for negotiation. Despite that, the city is improving supply, which is adding competition to ease some strain on buyers. Much of the Maritimes held the top of the list, with Fredericton in the top spot with 3.763 out of five stars and St. John’s in the second spot with 3.758 stars. Saint John was in the fourth spot with 3.6 stars, while Greater Moncton and Halifax Dartmouth were just outside the top ten, sitting at 11th and 12th with 3.04 stars. “New Brunswick dominates our Where to Buy Real Estate ranking, with both Fredericton and Saint John falling within the top five. For the second consecutive year, Fredericton is the best place to buy real estate in Canada. Despite impressive growth, homes in this city are priced well below the national average and continue to provide long-term value,” said head of MoneySense, Natasha Macmillan, in the report.
