Fewer homes were sold in Ottawa in April compared to the year before, but the price to buy a new home increased slightly in the capital. New data from the Ottawa Real Estate Board shows 1,306 homes and condominiums were sold in Ottawa in April, down 11 per cent from April 2024. The board notes home sales increased 18 per cent from March 2025, when 1,103 properties were sold. “While April sales were down year-over-year, we saw a healthy month-over-month increase—an encouraging sign of growing momentum as we move through the spring market,” Paul Czan, Ottawa Real Estate Board president, said in a statement. “Inventory remains at higher levels compared to previous years, indicating a gradual move towards a balanced market.” The board says the composite benchmark price in Ottawa was $631,200 in April 2025, up 1.1 per cent from April 2024. The average price of homes sold in Ottawa last month was $707,180, up from $705,117 in April 2024. The number of new listings on the market dropped 3.8 per cent in April compared to the year before, with 2,589 new residential properties added to the market. There were 4,878 active residential listings on the market at the end of April. “With more certainty following the federal election, buyers are returning with greater confidence—but they’re proceeding cautiously, taking their time, including conditions in their offers, and being more selective,” Czan said. “Sellers, meanwhile, are adjusting to longer days on market, which makes strategic pricing and thoughtful home preparation more important than ever.” The Ottawa Real Estate Board reported 1,306 properties sold in April, compared to 1,103 properties in March, 809 properties in February and 617 units in January. $3 million homes According to Redfin.ca, three homes in Ottawa sold for more than $3 million in April. A home on Acacia Avenue in Rockcliffe Park sold for $3.6 million, while a home on Civic Place in the Dows Lake area sold for $3.5 million.
