Minto Group has submitted a plan to build a new subdivision in Barrhaven, with 942 single-family homes and townhouses. A subdivision plan has been submitted to the City of Ottawa for a new residential area on 47 hectares of land on Barnsdale Road near Borrisokane Road. The planning rationale for the new subdivision, submitted to the City of Ottawa by Fotenn Planning + Design on behalf of Minto, said the area will include 448 single detached dwellings, 396 executive townhouses and 98 back-to-back townhouses. “In addition to blocks being subdivided for residential use, the proposal has also set aside areas for roads, parkland dedication and stormwater management facilities,” the report said. “An existing woodlot at the northwest portion of the subject lands are proposed to be retained with areas along the west and eastern boundary provided for open space uses. Additional smaller open space blocks are provided throughout the site within residential blocks to provide midblock connections and access to natural spaces.” The new subdivision will include 551 blocks, including 88 townhouse blocks, and 18 streets. The report says the development will “co-locate the new municipal park with the existing Pointe Park,” expanding the size of the existing parkette to 2.27 hectares. According to the report, the single-detached homes will be on lots ranging from 11 metres to 13.1 metres wide and depths ranging from 27 metres to 29 metres, while some lots will have a depth of 30 metres or greater. The new subdivision will be built in three phases, beginning in the north and progressing southwards towards Barnsdale Road for the final phase, according to Fortenn. The 47 hectares of land were added to Ottawa’s urban boundary in the 2022 Official Plan, and are identified as “S1 Future Neighbourhood.” Last week, council approved an Official Plan amendment to remove the Future Neighbourhood overlay to facilitate the development of the subdivision.
