The average cost of renting a one-bedroom or two-bedroom apartment in Ottawa dropped in March, with rental rates for a two-bedroom apartment declining by $30. The National Rent Report from Rentals.ca and Urbanation shows the average cost to rent an apartment in Ottawa was $2,145 in March, up from $2,143 in February. However, the average cost of renting a one-bedroom apartment dropped $5 to $1,955 in March. The average rent for a two-bedroom apartment dropped from $2,489 in February to $2,457 in March. Rentals.ca and Urbanation report rental rates have dropped 3.2 per cent since March 2025 for a one-bedroom apartment and 4.7 per cent for a two-bedroom unit. The report shows the average asking rent in Kanata was $2,396 in March, with a one-bedroom apartment costing $2,238 a month and a two-bedroom apartment renting for $2,540. Across Canada, the average asking rent dropped to $2,008 in March, the lowest in 35 months. North Vancouver has the highest average rent in Canada at $2,971, with a one-bedroom renting for $2,462 a month. The average rent in Vancouver was $2,715 a month, with a one-bedroom costing $2,400 and a two-bedroom renting for $3,355. The average rent in North York was $2,488 in March, with a one-bedroom costing $2,112 a month. The average asking rent is higher in Kingston than in Ottawa. Rents averaged $2,286 in Kingston last month, with a one-bedroom apartment renting for $1,925 and a two-bedroom costing an average of $2,430. In Gatineau, the average rent was $1,732 a month in March, with a one-bedroom costing $1,541 a month.
