The average cost of renting an apartment increased $21 a month in Ottawa in August, as rents increased in some of the largest markets in Canada. The rent report from Rentals.ca and Urbanation shows the average rent in Ottawa was $2,200 in August, up from $2,179 in July. The average rent for a one-bedroom apartment in Ottawa was $1,958 last month, up $2 from $1,956 a month in July. The cost of renting a one-bedroom apartment in Ottawa was $1,981 in August 2025. The average rent for a two-bedroom apartment in Ottawa was $2,470 in July, up from $2,462 the month before. In Kanata, the average rent was $2,524 a month in August, with a one-bedroom renting for $2,251 and a two-bedroom costing $2,754 a month. The average asking rent for all property types in Canada was $2,035 in August. North Vancouver has the highest average rent in Canada at $3,306 a month, with a one-bedroom renting for an average of $2,501. The average rent was $2,729 a month in Vancouver in August, with a one-bedroom renting for $2,350. Oakville had the third-highest rental rate in Canada at $2,695 a month, with a one-bedroom unit renting for $2,316. In Toronto, the average rent was $2,571 a month in August. In Kingston, the average rent was $2,200 a month in August. A one-bedroom apartment was renting for an average of $1,933 a month last month, up from $1,827 in July. The average rent in Gatineau was $1,776 a month in August, compared to $1,775 in July. A one-bedroom apartment cost $1,607 a month in August, up from $1,592 a month in July.
