Renters saw a slight increase in rental rates in Ottawa to kick off the summer, but rental rates were still below the prices last year. The new national rent report from Rentals.ca and Urbanation shows the average rent in Ottawa was $2,179 in June, up from $2.151 in May. A one-bedroom apartment cost an average of $1,956 a month in Ottawa last month, up from $1,945 in May. The rent for a two-bedroom apartment was $2,462 in June, down from $2,472 in May. According to Rentals.ca and Urbanation, the average asking rent for purpose-built and condo rental apartments dropped 2.3 per cent in Ottawa in June compared to June 2025. The average rent in Ottawa was $2,199 in June 2025. The report showed a one-bedroom apartment rented for an average of $1,993 a month in June 2025, while it cost $2,578 for a two-bedroom unit. Across Canada, the average rent for all property types was $2,033 in June. Kanata has the fourth highest asking rent in Canada, at $2,551 a month. The report shows the average rent for a one-bedroom apartment in Kanata was $2,282, compared to $2,248 in June 2025. North Vancouver has the highest asking rent in Canada, at $2,983 a month in June, followed by Vancouver with the average rent of $2,723 a month and North York at $2,563 a month. The average asking rent in Kingston was $2,111 in June, down from $2,228 in May. The cost of a one-bedroom apartment was $1,875 in Kingston in June. In Gatineau, the average asking rent was $1,781 a month, up slightly from $1,780 in May. A one-bedroom apartment rented for an average of $1,593 last month in Gatineau.
