A new subdivision with 232 homes could soon be built in Kanata. The planning and housing committee will vote Wednesday on a staff recommendation to approve the Zoning Bylaw amendment to permit the development of a new subdivision with single-detached homes and townhouses at 8370 Campeau Drive, near Terry Fox Drive. Minto Communities has submitted an application to build the 232 homes on 8.26 hectares of land within the Minto Arcadia Subdivision. Minto requested the rezoning to permit residential development on the lot, along with relief from the performance standards for minimum setbacks and lot area. “The proposed residential subdivision consists of 58 lots for detached dwellings, 25 townhouse blocks, three open space blocks, five new public streets, two pathway blocks, and one stormwater dry pond block,” said the application. “A total of 232 residential units is proposed, including 58 single-detached dwellings, 100 townhouse dwellings, and 74 back-to-back townhouse dwellings.” In a report for the committee, staff say they are supportive of the proposed range of low-rise residential land uses. “The proposed subdivision is generally organized with the higher density dwellings, being the back-to-back and standard townhouses, closest to the Minor Corridor (Campeau Drive) and the lower density single-detached dwellings in the portion of the site designated Neighbourhood and not subject to the Evolving Neighbourhood Overlay,” staff said. Minto initially filed the application in December 2021.
