Montreal-area home sales fell 17.7 per cent year-over-year in October as the province’s real estate board says demand declined and supply steadily increased. The Quebec Professional Association of Real Estate Brokers says 3,252 residential properties changed hands throughout the month in the Montreal census metropolitan area, down from 3,950 in October 2025. Hélène Bégin, the board’s senior economist, says the “sharp decline” was part of a downward trend that began early in the year, as buyers “are adjusting their choices to their financial means in a market where properties remain largely unaffordable.” Home prices were slightly higher year-over-year, with a 1.6 per cent increase in the median price of a single-family home to $640,000. The median price of a condominium rose 0.3 per cent year-over-year to $430,500 in October, while the median price of a plex was flat at $850,000. In the Montreal area, there were 6,247 new listings in October, down 2.7 per cent year-over-year, while total inventory rose 18.2 per cent to 21,817 units for sale.
