Manitoba landlords will be able to increase rents by nearly 2 per cent starting next year. On Friday, the Manitoba government announced the 2026 rent guideline, setting it at 1.8 per cent beginning on Jan. 1, 2026. The province noted this guideline does not apply to rental units renting for $1,670 or more per month, rental units owned and operated by or for the government, various kinds of social housing, and rental units in buildings first occupied after March 2005. Other exceptions include not-for-profit life lease units, co-operative units, and approved rehabilitated rental units. According to the Manitoba government, a tenant must receive written notice of a rent increase at least three months before it takes effect. With few exceptions, landlords can only increase rents once a year. The province noted its rent guideline is calculated using a formula based on the consumer price index for Manitoba. It applies to most residential rental properties, including apartments, houses and duplexes.
