The average home sales price is down in the region, according to the Windsor-Essex County Association of Realtors. The average sales price for December 2025 was $524,840, which is a 9.62% decrease compared to $580,700 in December 2024. The total of monthly listings was 459, which is up 13.61 per cent from 404 last December. At the time of this report, there were 1,494 available Listings. There were 261 properties sold in December 2025, that’s down 6.79 per cent compared to December 2024, with 280 properties sold. These were the most popular style of homes sold last month: Bungalow 63), Ranch (41), 1 ½ Storey (35), 2 Storey (33), and Raised Ranch (24).
