The number of homes sold in North Bay in July totalled 175, an increase of 36.7 per cent compared to the same time in 2025. “Residential sales haven’t hit this level in the month of July in more than five years,” the Canadian Real Estate Association said in its monthly update. “Home sales were 28.3 per cent above the five-year average and 15.1 per cent above the 10-year average for the month of July.” The average price for a home sold last month was $513,251, up 8.5 per cent from July 2025. The year-to-date average price is $506,891. The dollar value of all homes sold in July set a new record for North Bay: $89.8 million. Down 20.1% in the Sault While home prices in North Bay were the highest of any major city in the northeast, the best deals were in Sault Ste. Marie, where homes sold for an average price of $314,500 last month. Sales were down by 20.1 per cent in the Sault last month compared to July 2025, totalling 171 units, according to the Sault Ste. Marie Real Estate Board. Timmins also reported a strong month, with sales up 9.2 per cent year-on-year, with 155 units sold in July. Home sales last month were 12 per cent higher than the five-year average, with an average sale price of $327,594. “On a year-to-date basis, home sales totaled 701 units over the first seven months of the year,” the CREA said. “This was a modest decline of 2.8 per cent from the same period in 2025.” Home sales also increased in Greater Sudbury last month, the CREA said, totalling 320 units, up 7.7 per cent from July 2025. While July figures were strong, year-to-date sales in Sudbury are down 6.8 per cent at 1,414 units. The average price of homes sold in July 2026 was $499,198, nearly unchanged, down only 0.3 per cent from July 2025. Year to date, average sale prices in Sudbury is unchanged from a year ago at $508,255. The dollar value of all home sales in July 2026 was $159.7 million, up 7.4 per cent from the same month in 2025 and a new record for the month of July.
