Montreal-area home sales up 2%, end four-month streak of declines: real estate board

MONTREAL — Quebec’s real estate board says Montreal-area home sales rose 2.2 per cent on a year-over-year basis in March, ending a streak of four consecutive months of declines.

The Quebec Professional Association of Real Estate Brokers says 5,045 residential properties changed hands throughout the month in the Montreal census metropolitan area, up from 4,936 in March 2025.

Despite the uptick, the board notes the “modest increase” still lags slightly behind the average sales volume for March of the past decade.

Home prices were up across all categories for the month, led by a 6.9 per cent increase in the median price of a single-family home to $652,250.

The median price of a plex rose 5.7 per cent year-over-year to $880,000 in March, while the median price of a condominium increased 1.2 per cent to $425,000.

New listings in March totalled 8,574, up 11.2 per cent year-over-year, while total inventory rose 12.7 per cent to 19,952 units for sale.
