While not on the coast, some of the real estate in Edmonton is fit for a pirate king, or at least a princess if you’ve been cooped up inside watching One Piece waiting for spring to fully arrive. In February, CTV News Edmonton looked at some of the most expensive homes for sale in the city. Three of those listings are still up. Edmonton real estate just keeps on coming, so we’re once again sticking within the city for March, after the data. There were 1,606 residential property sales in the greater Edmonton area in February, up 39.7 per cent from January but down 11.5 per cent from February 2025, according to the Realtors Association of Edmonton (RAE). The market saw 3,020 new listings, an increase of 23.6 per cent month-over-month. For detached homes, the average price was $571,372, up 2.7 per cent from January and sales were up 35.8 per cent. Rowhouses and townhouses saw an increase in price of 3.8 per cent from January to land at an average of $307,526 and sales increased by 47.9 per cent. “Signs of life and activity heating up are consistent across almost all property types, with the exception of condos where prices adjusted downward from last month and are lower than last year,” said RAE board chair Darlene Reid in the monthly statistics report. “As other property categories see price increases, apartment condos may rely on their affordability, possibly attracting first-time homeowners and investors.” Condo sales did increase in February by 42.8 per cent compared to January. The drop in price was six per cent, averaging at $212,133. With all that in mind, here are some of the most expensive homes for sale in Edmonton in March. 5 - $2.9M home in Crestwood Starting, as we often do, in the west part of the city with this 3,709-square-foot two-storey home in Crestwood. Outside, the home has two rooftop terraces with gas and water rough-ins. The oversized garage is heated and has space for a car lift and workshop, according to the listing. Inside, there is a chef’s kitchen, butler’s pantry, rec room and gym, plus four bedrooms and bathrooms. There is also a fumoir, a cigar and brandy room, that is “professionally vented” and roughed in for a humidor. Built in 2025, the home is located at 14320 MacKenzie Dr. NW and the listing has been up for 43 days. 4 - $2.9M home in Parkview Venturing just south across the MacKenzie Ravine, we find this 3,587-square-foot, two-storey home in Parkview. This property backs onto the ravine, with the ground-floor patio, walkout basement and second-floor balcony all looking out onto it. Inside, the house has four bedrooms and five bathrooms, as well as a chef’s kitchen, wine cellar, games area, exercise room, wet bar, media room and indoor mini hockey rink. The access to the hockey rink also appears to be behind a secret door disguised as a shelf, where there is also a sauna. In addition to the walk-in closet in the primary suite, a fifth bedroom on the second floor has been converted into a dressing room. The home was built in 2013, located at 14374 Park Dr. NW and the listing has been up for 19 days. 3 - $3.9M home in Glenora To the north along the river is this 5,429-square-foot, bungalow in Glenora. This home has three bedrooms and five bathrooms, as well as a gourmet kitchen with breakfast, dining area and living room separated by a free-standing fireplace. While listed as a bungalow, there is a second floor to the home, which contains the primary suite and a nanny suite with a kitchen and laundry and a separate entrance. Built in 2006, the home is located at 12 Wellington Cr. NW and the listing has been up for 9 days. 2 - $4.9M home in Cameron Heights By heading back down south along the river, we find this 7,817-square-foot, two-storey home in Cameron Heights. The home is set on a 1.4-acre property along the river valley with a walkout basement with a hot tub, patio and rooftop balcony. There is also a nine-car heated garage and a separate garage-door entrance to the basement from the backyard. The listing has been up for 18 days. 1 - $7M home in Westbrook Estate To end the list, we’re venturing away from the river valley to the Whitemud Creek to find this 11,671-square-foot, three-storey home in Westbrook Estate. Known as Tollwood Manor, the home is an English Tudor estate. It has five bedrooms, which all have ensuites, and nine bathrooms. There is also a two-storey great room, formal dining room, three offices, poker room, theatre, gym, bar, wine cellar, chef’s kitchen and butler’s pantry. The home also features two hot tubs, a sauna and a lower-level indoor pool and an elevator that accesses all floors in the tower.
