Calgary housing market stable while prices fall nationwide: Royal LePage report

New data from Royal LePage says Calgary's house prices are holding amid steady consumer confidence and stable interest rates.

Calgary’s housing market remained resilient through the second quarter of 2026, with home prices holding steady despite a slower pace of sales and signs of cooling in the condominium market.

A new Royal LePage House Price Update and Forecast released Tuesday says Calgary’s aggregate home price dipped just 0.2 per cent year-over-year to $695,300, while increasing 0.9 per cent from the first quarter of the year.

The report says steady consumer confidence, stable interest rates and strength in Alberta’s energy sector helped support the city’s spring housing market. Continued demand from first-time buyers and people moving here from other provinces also helped.

“Calgary saw a traditional spring market, with activity picking up steadily from March through June,” says Corinne Lyall, broker and owner of Royal LePage Benchmark.

“Though sales remain down roughly 11 per cent compared to 2025, stable interest rates, a stable energy sector and healthy consumer confidence allowed the market to remain overall fairly balanced.”

Detached homes continued to lead the market, with the median price rising one per cent year-over-year to $814,600.

Condominiums, however, continued to face downward pressure, as more supply offers buyers more options. The median condo price fell four per cent to $258,600.

Lyall says several factors have contributed to the slowdown in the condo market.

“A few years ago, rental vacancy set a historic lows and builders moved quickly to add supply. With restrictions on foreign investment and a sharp decline in international students, demand shifted just as that new supply was coming to market, resulting in a surplus of inventory in the rental apartment, and new and resale condominium markets.”

Calgary outpaces national market

While Calgary’s housing market remained largely stable, the national picture was weaker.

Across Canada, the aggregate home price fell 1.4 per cent year-over-year to $814,900 during the second quarter, although prices edged up 0.2 per cent compared with the first quarter.

Toronto and Vancouver recorded some of the country’s largest annual price declines, with home prices falling 4.6 per cent and 4.5 per cent respectively.

Looking ahead, Royal LePage expects the usual summer slowdown before activity picks up again this fall.

It forecasts Calgary’s aggregate home price will rise 2.5 per cent by the end of the year, slightly ahead of its national forecast of 2.0 per cent growth.
