Home sales in Sudbury, Sault were down in May

Home sales in two major cities in northern Ontario were down last month, but Sudbury also set a new record high for the average price of a home sold.

In Greater Sudbury, a total of 278 were sold in May, a decrease of 4.1 per cent compared to May 2024 and 6.8 per cent below the five-year average.

“On a year-to-date basis, home sales totaled 929 units over the first five months of the year,” the Canadian Real Estate Association said in its monthly update.

“This was a decline of 5.7 per cent from the same period in 2024.”

New record price of $535,508

On the positive side, sales are still 2.7 per cent higher than the 10-year average, and the average price of a home sold last month set a new record at $535,508, up 9.3 per cent from the average sale price in May 2024.

In Sault Ste. Marie, 164 units were sold in May, a decrease of 4.1 per cent compared to a year ago. Home sales were 13.3 per cent lower than the five-year average and 4.3 per cent lower than the 10-year average.

Year-to-date home sales were “virtually unchanged,” the CREA said, at 594 units. The average sale price last month was $329,428, down 4.7 per cent from the same period last year.

“The number of new listings was up by 17.6 per cent from May 2024,” the report said.

“There were 347 new residential listings in May 2025. This was the largest number of new listings added in the month of May in more than five years.”

Data for May isn’t available for Timmins, but in April, home sales were up slightly compared to a year earlier. Figures for North Bay haven’t been updated since December 2024.
